How to find out when your roof was installed
Start with the paperwork from the purchase of the house. A seller’s disclosure, home inspection, insurance record, permit, paid invoice, or warranty may give you the installation year. You can also check old listing photos or ask a previous owner. If the date is still unclear, an experienced roofer can usually estimate the roof’s age by looking at shingle condition, repairs, flashing, ventilation, and installation methods.
Why two roofs of the same age can look very different
One roof may spend most of the day in direct Arkansas sun while another is shaded by trees. Shade can reduce heat, but it can also hold moisture and encourage algae or debris buildup. Poor attic ventilation can bake shingles from underneath. Hail and wind can shorten a roof’s life even when the shingles are not very old. Workmanship matters too: correct nailing, flashing, underlayment, and ventilation make a major difference.
Warning signs matter more as a roof gets older
As a roof ages, watch for curling or cracked shingles, bare spots where granules are missing, exposed fiberglass, loose or missing shingles, brittle sealant, damaged pipe boots, rusted flashing, and repeated leaks. Dark streaks alone do not automatically mean the roof is failing, but a combination of age and visible wear deserves attention.
What should you do if you do not know the age?
Do not guess and do not replace a roof simply because somebody quotes an average lifespan. Have the roof inspected and ask for photos and a plain-language explanation of what is good, what needs maintenance, and what may need to be budgeted for later. A roof with useful life left should be maintained, not sold out from under you.
